Reading the results
An actual monthly housing payment often includes property taxes, homeowners insurance and, in some cases, mortgage insurance or association dues. Lenders also charge fees that these illustrators do not include. Our guide on how to read the rate environment explains the difference between an interest rate and an APR.
Early in a typical fixed-rate loan, a larger share of each payment goes toward interest. Over time the balance falls and more of each payment goes toward principal. The amortisation illustrator shows that pattern year by year. Our guide to questions to ask before refinancing discusses why this matters when a loan is replaced.
